
Designing Within Limits: A Smart Solution for a Constrained Block
Client Vision
This project came to us via a builder who was working with a challenging block shape and an easement that significantly limited the available building area. The brief was to design a four-bedroom home with two living areas, and beyond that, the layout and flow were left in our hands to create something that worked well with the site.
Our Process
We began with a site visit to get a proper feel for the land and to assess how best to work within the constraints. From there, we sketched out the buildable envelope and started shaping a concept that balanced function and form while staying within the site’s limitations.
The first concept we presented was met with enthusiasm from the builder, requiring no major changes.
We then moved into the material and finishes stage, providing recommendations throughout to ensure the final design was not only practical but visually cohesive. Detailed renders were created to showcase these selections and help the client visualise the completed look.
Final documentation included a full package with site plans, floor plans, elevations, 3D mockups and materials and finishes selections
The Outcome
The result is a well-resolved, custom-designed home that makes the most of a restricted site layout. The builder was thrilled with how it came together, and the final plans reflected a strong balance of spatial flow, natural light, and practical zoning—proving that even tricky sites can lead to great outcomes with the right design approach.
